Update. It was February before I could refi. Rates had risen slightly. Wound up going with my local banker over the refi lenders. Bank was 1/8th point higher but about $2500 lower on closing costs

Wish I would've had these problems when I started in the mid-70's. Anybody else finance with rates over 10%. That was the initial loan on our first, I guess also the only, house. Then I ran out of money on the build so needed to finance for a short term to finish the house at 18%. Sometimes wonder how we ever got it paid off. By the end we were down in the 5% range and seemed like no interest at all.

Of course if you had a little money you could also earn in the 10% range on CD's. The other side is a person could build an average size house, 2000-2500 sq ft. for about $40,000. Times have changed haven't they.

Started with a 30 yr and after 2 years we went to a 15. We added as much as we could on top of principle and paid this thing off as soon as we could. Have not had a house payment for 14 years and it has been great. Big thanks to Dave Ramsey for the info from his book. If you are looking to get your finances in check,Read his book THE TOTAL MONEY MAKE OVER. It will might change your way of living for the better as it did for our family.

tried over the past two years, couldn't get below 3.5%, was holding a 9-yr old loan at 4%. then tried a month ago, ended up locked in at 2%/15yrs from T&C Credit Union in Minot. Renata was good to work with, significant savings in interest as-is and hope to pay it down lots faster than 15ys.
