Camper Lots with Only Electric

Question for you guys with campers: If a guy were to develop a smaller chunk of land, 10 acres, into strictly camper spots, with ONLY electric available, whats a going rate to sell at/rent at? . Say the camper spots will be the size of either 85X100, or 85X200 feet. For those of you renting camper spots at the lake, do the majority of them have water/sewer hookup on each lot, or do most around the recreation areas just have electric on those locations? What do you pay to rent those for the weekend/week/month/year? Feel free to pm me if you don't want to post.

I'm thinking if it is next to the big Lake the corps has a say on price. I pay 800 bucks for the summer for purchase electric only spot.

This will be private land on the north side of the lake, but won't be along the lake. Mile or so from I would guess.

600-900 if there is a place to dump and fill water or someone to dump campers and fill with water, if you had a store or other ammenities cleaning station or of course boat ramp lake access you could charge more. or charge 15 a night and tell everyone the fish are biting.

I didn't seasonal park this year, but in the past 5 years we have. We paid $1295 for the season, which included electricity (most of the time, occasional outages when the camp ground was at capacity), and water (was not potable) just for showering, and dishes. The dump station was up the hill, so we purchased a honey wagon and hauled our dirty water up the hill once a weekend.

This was right on the lake, and they had 2 ramps, a nice store, and restaurant, gas on the dock, and plenty of bait, ice, and beer.

I know some places are less cost with more amenities, but we fell in love with this area, and the people we got to know over the seasons that spent their summers with us at the lake.
