    Besides the ice guards you will want to install when it thaws, I would look into why you have 10 inches of ice on the roof. Unless you have had a lot of rain this winter it would appear that you are loosing way to much heat through your attic.

    Yes, that should count as equity towards the home as the land will be included in the loan papers I would assume. Can't imagine a lending institution loaning money for a house and then trying to repossess without the land. I also like 30 year loans and then paying early as suggested above...

    fish anytime isn't an issue when you're retired so that eliminates that choice for me.
