Garage Floor Coating

Thinking about doing/getting my garage floor coated with that epoxy & flakes mixture. Anyone have that? Would you recommend DIY or professional? Any clue on cost? I have a ~400 sq/ft garage. Looking for any information

I had mine done professionally after I saw a couple friends’ who DIY. After all the work they put into it, the coating started wearing off about a year later. I’m on 4.5 years with mine and it still looks great, but I might need another clear coat layer in a year or 2.

It’s all in how you prep the floor and what product is used based off of my knowledge.

I used the highest grade stuff and did it myself. 4-5 years and going strong so far.

Last year I checked with Garage Logic about prices in Bismarck and changed my mind in a hurry about a professional job for my personal home garage, it was well over $4000 for about 800 sq. ft. area. A friend of mine used this on his a few years ago and overall is pretty satisfied but would go with something with sand or such in it to make it more nonslip when wet.

biggest thing is to get floor as clean as possible by directions with any product for it to stick. dukgnfsn

I did mine myself and it started peeling after about an hour. Will take a serious look at some top end products next time I do it, or just have someone else do it.

Make sure it’s SUPER clean and then use a chemical etching before application.

I think I used Rustoleum Professional Grade. I think there was 3 different grades of the Rustoleum.

If your garage floor was sealed it wont work unless you grind the seal layer out. This is likely the reason some of the above comments coating failed. We wanted to do our garage but found out the concrete was sealed, then looked at how much work it would be to grind it out and said the hell with it

It’s all about the surface prep. Any product will stick if the surface is properly prepared. The cheaper products do wear off easier so it better to go for the high end products.

Prep work is Everything when it comes to coatings. Where I work the garage floor was sanded to the point you could visibly see the scuffing. The contractor used top end materials and it turned out great. The epoxy smells bad but it dissipated after a few months. It's a good project for warmer weather.

if you have any oil spots or sealant, i would rent a power brush or scrubber

We had a guy from Aberdeen at our home show in Jamestown. That was in March and it took him until September to get to us. I guess he has a lot of work. Anyway our 24 x 24 garage was a three day job. One day grinding with an 800lb grinder with nine rotating four inch diamond coated pads. Then grind out all pits and filled with epoxy. He returned the second day and rolled epoxy on the floor. After that he used 50 gal of the flakes. The third day he returned and vacuumed up the excess flakes and rolled on a heavy coat of epoxy. I think we paid about $3000. We have not had it long, but the salt from the vehicles wipes up easily.

The folks who owned my house before us epoxied our garage. I'll never put that in a house. It's slippery as SHIT if it gets even the least bit wet. And since our garage is graded poorly, the water pools after cars come in from the rain or snow.

Unless they make a non-slip garage floor coating, no thanks.

It is super slick when wet. Some incorporate quarts or silica sand during application. I just used runner mats in foot traffic areas.

If the flakes are heavy enough the floor is not slippery. I just got done washing down the floor where I work. It was professionally coated. No slippage.
