Metal roof or shingles?

Need to replace the shingles on the roof and am looking at doing a metal roof instead of shingles again. Any experience out there with metal roofs? Good-Bad-meh? Thanks in advance.

I went with metal. Material is a little more but depending on roof style labor can be less. Also depending on storm intensity, metal will usually stand up to hail damage some better. Some dents might be visible on metal roofs but dents won't leak as quickly as holes in the asphalt.

One downside to metal is they can be more slippery to walk on after they get dusty. Perhaps it's that I have no desire to slide off the roof so I'm not inclined to go up. I see others go up with no problem.

Actually think it gets down to personal preference, Mostly I like the looks of my metal roof over the asphalt that was original.

No leaks and IMO no issues at all compared to shingles. As RE said above, hail can cause dents but it'll do more damage to asphalt shingles too. Good part is the snow slides off metal better than shingles and no more having to get on the roof to shovel or rake it off if you have a decent slope anyway. Some people don't like the avalanche effect especially over doors but that can be mitigated with the avalanche angles. I've never seen the need for them myself. Some people complain about steel being noisier during a heavy rain but IMO if you have a proper roof with sheeting, insulation and attic space it's pretty negligible.

I prefer metal, I hate maintenance and replacing shingles every 20-25 years.
I think metal roof require more maintenance. Depending on the type of metal, nearly every roof penetration relies on caulking to keep water tight which should be a yearly maintenance issue especially if you are talking sheet metal.

Many go to metal thinking they will not have to replace the metal after a hail storm. While the hail typically won't cause an issue with the roof leaking it is an appearance problem, while you may be able to live with the appearance, a potential buyer most likely would require the roof to be replaced or deducted from the price of the house. I was told many insurance companies now are not replacing a metal roof for appearance reasons. Ask yourself if your siding was hail damaged on your house would you leave it or have it replaced ?

Have the metal roof on the house sense built in 2016. Unfortunately this past summer the hail that came through finally took it out and its getting fully replaced, shop and house.

I did the roof on the house the very first time and saved a bunch of money on the labor costs. After that though i vowed and said never again. Way too much time and work cutting all the valleys and angles. lol will do the shop and save on the labor.

I have had zero issues with leaks that i know of. will be interesting to see when they take the old roof off this spring/summer.


Pros-
-neighbors have replaced their roofs 3 times already due to hail, to my zero.
-when its windy, im not worried about loosing any shingles, if i loose tin, we got bigger problems.
-very rarely do i have snow built up, can be below freezing and the heat from the sun shinging on the tin keeps the roof open for the most part. also helps with sewer vents freezing up.
-insurance break

Cons-
-Cost- have gotten a couple quotes and im looking at 60-90k to do my house (this includes roof and gutters)
-it is noisier, but not terrible. normal rain and smaller hail i dont tell a difference between it and having steel siding, except when softballs fall from the sky, then it sounds like a gun is going off. lol
-it is slippery when dirty, wet etc.. i dont spend much time on the roof inspecting things, only after big storms or if i notice something.
-i had to put a scotch brite pad like material under the snow catch i have on the roof to slow the water down, it would get going so fast that it would fly off the roof and miss the gutter and straight into the window wells.

we have had many hail storms out there and the roof and siding have held up well. but when its big it can do some damage.

How's cell reception for metal roofing, i am also looking at metal roofing this summer. Can the metal roofing be fastened to the shingles?

The neighbor put a metal roof right over his shingles last summer which is what prompted me to begin investigating metal roofs.

I havent noticed any issues to be honest. But 95% of the time im hooked to wifi when in the house or shop so i cant honestly answer it.

The neighbor put a metal roof right over his shingles last summer which is what prompted me to begin investigating metal roofs.
I would not go over shingles, the surface is to uneven and could potential see oil canning on the panels. I would also check the difference between 26 gauge or 24 gauge. Do not use anything lighter than 26 gauge. Most of the commercial roofs we install use 24 gauge roof panels with 26 gauge trim ( That is what is supplied by manufacturer ) Typically we see hail damage on the 26 gauge trim with no signs of damage on the 24 gauge roof panel

if anyone has take off metal roofing theyd want to give away or sell cheap, let me know. I wanna put a covered roof between 2 40ft connex boxes and I dont need it to be completely water proof as the ends will be open. but I wanna do it cheap so I can park some stuff under there to mostly protect it from rain and sun.

Sometimes you can find old grain bins for cheap if not free. It takes a bit of effort, but that metal is tough stuff.

4 yrs ago when had roof done, price quotes were 3 times higher than shingle. Went shingle route. Hail dents don't usually leak in metal but look terrible
