Moderate priced Fish House

So I've had a plan for an ice house in my head for about 20 years. I am thinking about building one to sell so I can get it out of my head lol. What would a moderately priced 8x12 ice house be worth if it was finished out really nice.

I would think you could ask for 3/4 of what a brand name new one would go for. I would document the build (pics) to prove what you did. The one downside is you will pay more for the materials (wholesale vs retail) but your labor will make up for materials. You should be able to put a couple/few grand in your pocket depending on size maybe more. You are trading your time for money in the end. I’m building one now.

I have built 3 in the last 7 yrs and had the idea in my head. I never put anything down on paper and they all came out nice. IMG_4854.jpg

I have roughly 8000.00 in this house.

The trailer was 2200.00 and close to 5000.00 in the structural panels.

did you use SIPS panels on that? That thing looks awesome. Great job.

Yes I did, there 4 inchs thick with .032 aluminum sheeting on each side and 4 ft by 7ft and tongue and grooved.

I used the 3/4 inch knotty pine on this one. If I was doing full walls I would use the 5/16 to keep the weight down. The last one I built I used the structural panels for the roof to so it's pretty light and can heat with a candle.

I’d use cedar on the inside. Keeps fish house smells at bay and looks top knotch.

cedar is the best. It's lighter than pine and highly water resistant. And smells awesome lol. I'm pretty sure one can get SIPS panels out of Enercept in SD. But I'm not sure how thin they make them. We've used their panels on quite a few houses. Those have a 5" foam core.

I think you would have a hard time selling a 8x12. I would go no smaller than 16 to 18 ft.

It is when you would want to pull down the road but once you get it parked 10' wide would be nice. Stay with 8' width.

mine is 8 feet with the wheels outside the perimeter of the house. it pulls fine on the road. but, it doesn't track in a trucks wheel tracks obviously once on the ice. that can be a problem. i can't help but suggest if you are going to go 8 feet wide to have the wheels inside the house shell like you see on manufactured houses. more of a PITA. and you obviously give up some interior space. but, probably worth it in the end.

Legally you need an over width permit to go down the road as well.

truth^^^ once mine is on the ice, it never leaves until i pull it home which is just a bit of gravel and crossing highway 2. i have flagged it in the past. but, my general precaution is to make sure i have left the busch lattes in their 30 pack before pulling to and from lake.

is bigger better? yes for sitting in --- but pulling not -- I had one when the first wheel houses came out -- purchased it down at ottertail -not very big. Never really had an issue -- got rid of it after we no longer had a place at the lake and i had to start pulling it from home. Ramps at the lake ussually start out nice and then get cruddy as the year moves on. The longer they are the more they bottom out when you pull them on.

My house's wheel do not track in my trucks tracks. I knew it as all my house's have been 7 ft wide. The style I build seal up better with straight walls and look cleaner. You do sacrifice room with a 7 ft house compared to 8'6" houses.

Maybe my next house will be wider. I do have some plans in my head. Who knows in a yr or two when they come to life.

One thing is make sure you get the trailer/frame built right. The hitch/tongue full length to the back and one solid stub shaft the width of the frame
