Gotta ask it again. I get that property taxes suck and you never own something. I also understand it funds a large chunk of our state’s government. Even cutting to the barest bones, let’s say we are still going to need to replace 70% of those dollars in some other tax. What is a reasonably fair taxation system to replace property taxes?

SD just passed a reduction effort that can be applied per county. The reduction in taxes is done by a half cent replacement sales tax. So I’m now paying it back, just in a different way. And the college kid and single mom in an apartment are now paying more for everything, including the property taxes burden of others, though they own nothing. I struggle to decide whether that is fair or not.

I personally believe any push to abolish property taxes will result in an income tax. It won’t be sales tax, it’ll be income because there is more stability in that tax base. Maybe it’s pick your poison, but if you’re being realistic you know dollars will have to be paid. It’s just where it feels best to pay them from.

Property taxes are also an income tax. those with the highest income buy the highest priced houses therefore pay the highest property taxes. It shouldn’t be that way. if they insist on property taxes you get charged by the square foot regardless what your house is worth or where you live in this state.

They pay the property tax thru their rent, thus funding those services. Now I’m asking them to pay part of mine through a sales tax? That’s my hang up. Their rent sure as hell isn’t going down because the owner gets a tax break.

We can argue inequality all day between property owners and renters. We can argue value versus sf all day too. Ultimately, there will be arguments no matter the system. If I have to say, do an income tax. That way when you retire, you can at least stay in the house you own. You pay on income however it’s structured, but the house is clear.

We’re never going to eliminate taxes. We need to minimize spending, quit bitching about every pothole, and come to agree on what it takes to provide basic services. But doubt it will ever happen.

Income tax makes a lot more sense so one can actually own his home and not make payments on that the rest of one’s life. The problem with an income tax is equality like you say. Rich guy doesn’t cause any more potholes than the poor guy. The problem with the current property tax structure is also causes an equality issue too. Certain areas have golden roads. And property taxes have made it far too easy to explode budgets. They just never have to say stop. But it’s completely asinine to have to have these discussions while the states had tens of billions hoarded away and ever growing.

We have a situation where our home is in fairly close proximity to some higher end homes. We are in Burleigh county and homes across the street are in Bismarck city limits. We have essentially the equivalent of a well used Chevy in a Cadillac parking lot. A home went up for sale on the city side a year ago and eventually sold for a little over $1M. This fall we received notice from Burleigh County that the assessed value of our home increased by about $80k. When I contacted the County assessment department asking what their justification was for the increase I was informed that part of their appraisal process includes recent home sales in the general area to determine fair market value. We have nothing in common with the home that sold. Our home is 26 YO, likely the smallest finished sq. ft. in the area and would never sell for $80K more that a year ago. Sound Fair?

Nope, sounds like typical government greed...

They do this because there is essentially no recourse for the homeowner. They can just tell you to stick it. At the very least there should be a review board/appeals board that is full of neutral individuals. Not county or city employees. This happens all the time. And there isn’t a damn thing you can do because they know you won’t pay for attorney work

I think property tax wouldn't be quite so bad if the county couldn't foreclose. If there's a tax bill, they put a lien on the property and they collect at the time of sale. And then they only collect the tax due, not like now where they foreclose on a $250k house over $5k in taxes and they keep the entire proceeds of the sale, not just what they're owed.

How can this even be legal ??? are they banking on the fact that if you have money issues and can't pay your mobile home tax you won't be able to hire an attorney which makes them easy prey.
33 days from due to sold at auction. This is someone's home

MORTON COUNTY, ND (KXNET) — The Morton County Treasurer’s Office issues reminder that 2026 mobile home taxes are due by Thursday, October 15.

It’s actually one of the few things California got right. Property tax is based on the purchase price of home and capped at 1 or 2 percent a year. Now if we did that and maybe made corporations pay instead of giving them breaks left and right maybe we could actually move forward with getting rid of taxes on primary dwellings.

Property tax is the only tax we are stuck with that is based on the unrealized potential of an asset. Everything else is after the fact. You get taxed AFTER you get paid. You get taxed AFTER buying a case of beer. You get taxed AFTER cashing in on investments. But property tax can go up based on the whimsy of a bean counter, and you're stuck paying it annually whether you ever sell or not (which, by the way, you are TAXED on that sale despite paying for the value of your proprety for years and years and years already).

I'm all for everyone paying their fair share for things, but property tax really, really bugs me. ESPECIALLY in towns like Fargo that still hit you with specials if there's any sort of improvement that might benefit your home.

Dude it's too late. Housing prices are so inflated that unless it's marked so low people wonder what's wrong with it (hint: Foundations are junk) it's going to sit forever.

And for what it's worth, I hated the diversion from day 1. The math don't math, and it's made some wealthy landowners even wealthier. In a city that is drowning in debt.

The entire thing is f'ing laughable if it wasn't so damn sad.
