And my Fargo-based CPA shows me it's cheaper for me to live in Moorhead than Fargo because of property tax differences..

Retired. My fixed income puts me in a low bracket after deducting mortgage interest. My variable income is from 401K/IRA which is taxed like capital gains (15%) and tax-free municipal bond funds. The house we bought in Moorhead would have cost at least 25-40% more across the river. Houses in Fargo with my assessed value pay about double my property tax. Their school taxes are going up again by changing the assessed valuation.

for the most part property taxes are higher in ND than MN. My dad's house was valued at 10K more than mine four years ago. I paid $1200 more than him. He lives in the south suburbs.

This is a five year old map. ND has raised property taxes considerably since this and MN has lowered them.

And MN can deduct more than three times more dollars in sales and income taxes on returns

I had a link to a map from a few years ago that showed property taxes per $1000 in valuation. We didn't finish well. I think about 11th in the nation. People think we have low property taxes here but it's a myth. Ten years ago when homes were valued very low they did seem low because the overall amount paid wasn't bad. But man has that changed.

The homestead credit is less and less. House value is all relative u pay less and the house will be worth less.
