Hello folks. Looking to have some work done on my home in the Bismarck area and I'm hoping for some first hand experiences, what it cost you and if you would/wouldn't go with that contractor again.

Scenario one: Adding a second stall to an existing garage. Will need concrete and dirt work done. Non-insulated.

Scenario two: Adding a bathroom to an unfinished portion of a basement.

bathroom would be simple assuming the drain is in place. I have a good contractor friend that did our office space. I can pm you his info if wanted.

it really applies to almost all home improvement projects ... and it does not even factor in age of existing material and contingency issues...bottomline there are not too many home improvement projects that go smoothly, just a heads up expect the best but plan for the worst

Plan is just to add value to the house guy. Current garage is non-insulated. Figure I can do that myself later if I so choose.

I believe I know what Guy's saying. Once you start a mod on a decently stable dwelling; a domino/Jenga effect is initiated. Save some jack for catch up until you reach the other side. May or may not be applicable: Be ready.

We are putting up a couple walls in my office, a new entry door, carpet, and some new desks.

We have yet to have much difficulty so far, probably easier work than what you are talking about, but so far they are on schedule and everything looks to be finished by next week Wednesday.

Sometimes things work out like planned.

I went to put new bearings in an older trailer I purchased, was quoted a $300 fix for the 4 wheels, turned into a major deal and when finished it was a $950 deal, more than the trailer is worth...;:;banghead

I was thinking drywall, ceilings, and such where it's not as handy/dandy to just do it later

I'd have to think it over. It would be nice but right now I just want to increase the curb appeal. Won't be there for much longer.

I have a tough time thinking you will get this "investment" to pan out for you. If you think the house is unsellable as is, then that's a good reason. But if you think you are going to drop $15k on these plans to boost your home's value by $20k, I think most honest assessments of these projects would show it's money not well spent.

You do home improvements to better enjoy your domicile, not for resale.

The house is sell-able as is but I'm not sure I agree with your assessment Allan. Can you expand on that? In your own example you see a 25% added value.

my wife was a realtor for a while and I too was dumbfounded to learn that anything past paint and general repair of nasty trim, etc. generally doesn't pay

From helping several people do remodels and renos, the biggest return on your money is bathrooms and kitchens. You might make 1.25 for every dollar. Everything else is a lucky 1-1 return. NOT INCLUDING LABOR. This is if you do it yourself.

That's my 0.02 On my last house I made a 1-1 return on all my upgrades. Which kept me out of trouble. Now not to say a 1-1 is bad. Making a 1-1 on a garage and have your house on the market 1/2 the time works. All depends on the circumstances.

Well, here's the what I would like to do. Build the extra stall in the spring, move in say, two years. So I do get to use it for awhile.

I would get multiple bids ( at least 10 ) and then pick the cheapest one so when things go to shit you can come on here and bitch about it, which will be good entertainment for the rest of us.
